Please read carefully the terms and conditions of using this site and booking with Gemstone Properties.
- Reservation Policy

To confirm and hold a reservation, we require a payment of 25% of the total rent due on the reservation plus a $40 reservation fee. Gemstone Properties accepts payment by personal check, Master Card, Visa, Discover or AMEX. Balance of Payment is due seven (7) days prior to your arrival date. If you will be arriving after hours please contact our office at least seven (7) days prior to your check in date to arrange full payment and key instructions. Access will not be given to any property until the balance on the reservation is paid in full. If you would like to pay your balance at arrival in cash, you must do so during office hours. Gemstone offices are open from 9AM to 5PM Monday through Saturday.
We are closed on Sundays. Please note: There are no refunds for late arrivals or early departures. Once you book a home you cannot switch to another. A $200 security deposit will be collected as a requirement of your reservation. If there are no violations of the rental agreement, this deposit will be refunded within fourteen (14) days of your departure.
Check-in time is 4:00PM and Check-out time is 11:00AM.
- Cancellation Terms

reservations can be cancelled up to 60 days prior to arrival for a full refund of the booking deposit less the $40 reservation fee. Reservations cancelled within 60 days of arrival will forfeit the initial booking deposit unless the property can be rebooked at the same rates and terms. There are no refunds for late arrivals or early departures.
- Damage Waiver

Gemstone Properties, LLC, along with AIG Travel Guard offer a security deposit protector to our guests for a non-refundable fee of $45. The Damage Waiver is charged at the time you place a reservation, which will relieve you of costs for minor unintentional and incidental damage to the property and its contents. This Damage Waiver does NOT cover intentional damage or gross negligence. You may purchase the security deposit protector at a cost of $45.00. If you choose this option, you will not be charged the $300.00 security damage deposit. This insurance plan covers unintentional damages to the property interior that are disclosed to management prior to check-out. The policy will pay a maximum of $1,500, any damages that exceed $1,500 will be charged to the credit card on file. For complete details, request the Description of Coverage prior to purchase..
- Pool Heat Charges and Policy

There are two different types of pool heaters; GAS and ELECTRIC. Gas Heaters are more expensive to operate; however, they have the potential to heat water to desired temperatures regardless of the ambient temperature. Electric Heaters are less expensive to operate, however, when ambient temperatures fall below 70 degrees, Electric Heaters may struggle to achieve desired water temperatures. Please keep these disclosed facts about pool heaters in mind when making a reservation to a specific home. There is a four (4) day minimum charge for pool heating. Gas Heating is charged at a rate of $35/day or $210/wk. Electric Heating is charged at a rate of $25/day or $140/wk. Applicable sales tax and hotel taxes are in addition to the above quoted rates. Lastly, you must order pool heating at least three (3) days prior to your arrival or there is an additional $20 Turn On Fee.
- Pool Heat Refunds

in the event the pool is not heating to at least 80 degrees, please inform the management company within 48 hrs of your arrival. If the temperature cannot be brought to at least 80 degrees within 24 hrs of your request, you will have the option of turning off the pool heating and receiving a full refund of your pool heating payment. If you do elect to keep the pool heater on in hopes of the water temperature continuing to climb, there will be no refunds for cooler than desired water temperatures. In addition, none of the room night rate is ever refundable due to pool heating issues. Gemstone thanks you in advance for your cooperation regarding our pool heat policies. We want to do our best to accommodate your desire to enjoy a heated pool, we trust you appreciate that we cannot be held responsible for the weather or unexpected equipment malfunctions.
