Please read carefuly the terms and conditions of using this site and booking with Gemstone Properties.

Minimum night stay policy

- 4-night minimum stay
- Christmas and Easter Holidays require a 7-night minimum stay
- If a home is available, 2 or 3 night reservations are accepted if made within 14 days of arrival.
- For 2-night stays, add 35% to the nightly rate; for 3-night stays, add 25% to the nightly rate.

Deposit and payment required

Making A Reservation:
To confirm a booking, we require a 25% deposit + $40. This payment can be made by personal check, Master Card/Visa, Discover Credit card or AMEX.

You may cancel any reservation 60 days prior to your arrival and receive a full refund of your down payment less the $40 reservation fee.

If you cancel your reservation within 60 days of your arrival and we are able to rebook your time, we will refund your down payment in full less the $40 reservation fee.

If you cancel within 60 days of your reservation and we are unable to rebook your reserved time, your booking deposit becomes non-refundable.

Security Deposit:
A $200 security deposit will be collected as a requirement of your reservation. Specific reasons for having to retain all or part of your security deposit are clearly outlined in our rental agreement. Security Deposits will be refunded within 14 Days of your departure.

Balance of Payment:
Balance of payment is due by cash credit card or certified check at or before arrival. Access will not be given to any property until the balance on the reservation is paid in full. If you would like to pay your balance by personal check, your final payment is due 30 days prior to your arrival.

Rental agreement

Security Deposit Charges:
A $200 security deposit shall be charged for all rentals. This deposited will be refunded with 14 days of departure unless the rental agreement has been violated. Reasons for the retention of a security deposit are as follows:
  1. Damage To Property: Including but not limited to stains on carpet & furnishings.
  2. Loss Of Property: Including but not limited to linens & towels.
  3. Trash Removal: All remaining trash is to be BAGGED and placed in the garage at departure. There are two trash collection days each week. It is YOUR RESPONSIBILITY to set out the trash for collection. Failure to do so will result in excessive trash build-up for which there is a $50 charge.
  4. Unauthorized Pets: Ejection from Property and a $200 charge.
  5. Smoking In The House: Ejection from property and a $200 charge.
  6. Occupancy Number: If the number of occupants exceeds the number listed on the rental agreement, you will be ejected form the property and charged $200.
  7. Tampering With Locked Closets Or Pool Equipment: $200 charge.
  8. Time Of Departure: Checkout time is 11:00 AM. Unauthorized late checkouts will be charged an additional night's rental. IF YOU REQUIRE A LATE CHECKOUT, PLEASE CALL WELL IN ADVANCE AND ASK!
  9. Tampering With Pool And Smoke Alarms: is a violation of Florida law and could result in a $200 charge.
  10. Placement Of Furnishings: All furniture is to be left in or returned to its original location at departure. Failure to do so will result in a $80 Charge.
  11. Cancellation Policy: Reservations can be cancelled up to 60 days prior to arrival for a full refund of the booking deposit less the $40 reservation fee. Reservations cancelled within 60 days of arrival will forfeit the initial booking deposit unless the property can be rebooked at the same rates and terms. There are no refunds for late arrivals or early departures.
  12. Changes To Reservations: Changes to reservations are subject to availability. ONCE YOU HAVE RESERVED A HOME YOU CANNOT CHANGE TO ANOTHER
  13. Liability: Neither the property owners nor the Management Company shall be held liable for injuries resulting from use of the rented properties, including but not limited to the swimming pool. Guests are not allowed to let children swim unattended.
  14. Advanced Deposits: Gemstone Properties shall receive all interest earned on advanced deposit monies. All balances are due upon arrival and to be paid by credit card, bank check, money order, traveler's checks or cash (NO PERSONAL CHECKS). IF YOU ARE PAYING YOUR BALANCE IN CASH, PLEASE BRING EXACT CHANGE.

Pool Heating Information Notice

  1. We have homes with two different types of pool heaters: Gas and Electric:
    • Gas Heaters: Gas heat is more expensive to run; however, it has the potential to heat the pool water even when the air temperatures get very cold.
    • Electric Heaters: Electric heaters are less expensive to run; however, they are not sufficient to heat water when daytime high temperatures fall below 70 degrees.
  2. Heated pools require the use of a pool blanket to keep the water temperatures warm. If you have paid for pool heating, the pool blanket must be kept on when the pool is not in use. No refunds will be issued if the blanket is not being used.
  3. Water levels: the water level must be kept high for the heaters to function properly. If water levels fall, air will be introduced into the system and heaters will malfunction. Please top up the water level by adding water from the hose.
  4. Thermometers: your pool should have a thermometer in the circular skimmer basket on the pool deck. Lift the circular cover to the skimmer basket and check the temperature on the thermometer before calling the office. Heated pools should read a minimum of 80 degrees and a maximum of 88 degrees.
  5. Refunds: In the event the pool is not heating to 80 degrees, please inform the Management Company during office hours only. If the temperature cannot be brought to 80 degrees, you will have the option of turning off the heat and receiving a credit or leaving the heater on in hopes of the temperature coming up. If you do elect to keep the heater on, there can be no credits for cooler than desired pool temperatures.
  6. Additional Refunds: None of your home rental charges are refundable due to pool heating problems.
  7. Payment: Pool heating ordered in advance of your arrival is priced as follows with a four day minimum:
    • Gas Heating: $35/day, $210/week, $750/month ( Plus 7% Tax)
    • Electric Heating: $25/day, $140/week, $420/month ( Plus 7% Tax)
  8. Payment: If you do not order pool heating prior to your arrival and decide after your arrival that you would like the pool heat turned on, there is an additional $20 fee. Pool heat will be turned on within 24hrs. No Sunday service.
  9. We thank you for your patience and co-operation regarding our pool heating policies. We want to do our best to accommodate your desire to swim in a warm pool. We do, however, hope you appreciate that we cannot be responsible for the weather.
